Terms & Conditions

Welcome to Metro Storage. By accessing or using our website, facilities, or services, you agree to the following Terms and Conditions. Please read them carefully. These terms apply to all users, renters, and visitors of our facility and website.

1. General Agreement

By renting a storage unit, signing a rental agreement, or using our facility, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions and any policies referenced herein, including our Privacy Policy.

Metro Storage reserves the right to modify or update these Terms at any time. Any changes will be posted on this page, and continued use of our services after such changes constitutes acceptance of the updated Terms.

2. Use of Facility

You agree to use your storage unit and all Metro Storage facilities in a lawful, responsible, and respectful manner.
Specifically, you agree that:

  • You will use your storage unit only for the purpose of storing personal or business items.

  • You will not store any prohibited, illegal, or hazardous materials, including but not limited to explosives, flammable liquids, toxic substances, or perishable goods.

  • You will not engage in any business activities, habitation, or loitering within the facility.

  • You are responsible for securing your unit using your assigned Medeco key or lock.

  • You will comply with all posted facility rules and regulations.

Metro Storage reserves the right to deny access or terminate your rental agreement if these rules are violated.

3. Rental Agreement & Payments

All rentals are subject to a written lease or rental agreement, which outlines unit size, term, rent, and payment conditions.

  • Rent must be paid on or before the due date as stated in your rental agreement.

  • Late payments may be subject to late fees or penalties.

  • Failure to pay may result in restricted access, overlock, and eventual auction or disposal of stored items, as permitted by law.

  • Metro Storage reserves the right to revise rental rates with prior written notice.

4. Access & Security

Metro Storage provides secure access to all renters through monitored entry systems and 24/7 surveillance.

  • Access is permitted only to authorized users.

  • You are responsible for maintaining the confidentiality of your access credentials (keys, PIN codes, etc.).

  • The facility is monitored for security purposes, but Metro Storage does not guarantee absolute protection against theft, damage, or unauthorized entry.

  • You are encouraged to obtain personal or business insurance for stored goods.

5. Liability & Insurance

Metro Storage is not responsible for loss, theft, damage, or deterioration of items stored on the premises, regardless of cause (including fire, flood, or other natural events).
Customers are responsible for obtaining their own insurance coverage to protect their belongings.

6. Prohibited Activities

To maintain a safe environment for all customers, the following activities are strictly prohibited within the facility:

  • Storing hazardous, illegal, or stolen goods

  • Living or sleeping inside storage units

  • Using the unit as an office, workshop, or manufacturing space

  • Tampering with electrical, security, or surveillance systems

  • Smoking or consuming alcohol or drugs on premises

  • Littering or causing damage to property

Violation of these terms may result in immediate termination of access and rental agreement, and may be reported to local authorities.

7. Privacy & Data Protection

Your privacy is important to us. We collect and handle personal information in accordance with our Privacy Policy, which complies with Canadian privacy laws (PIPEDA).
Video surveillance and access control systems operate for legitimate security purposes and are managed responsibly to balance safety with privacy.

8. Termination

You may terminate your rental agreement by providing the required notice as outlined in your lease.
Metro Storage may terminate the agreement immediately if:

  • Rent or fees remain unpaid after due notice,

  • The unit is used for illegal or unsafe purposes,

  • Facility rules or these Terms are violated, or

  • Emergency or legal circumstances require it.

Upon termination, you must vacate your unit, remove all property, and leave the space in clean condition. Unclaimed property may be disposed of or sold in accordance with applicable laws.

9. Website Use

When using our website, you agree not to:

  • Interfere with its security features or functionality

  • Upload malicious software or harmful content

  • Misuse or copy materials without written consent
    All website content (text, logos, photos, and materials) is owned or licensed by Metro Storage and protected by Canadian copyright and trademark laws.

10. Limitation of Liability

To the fullest extent permitted by Canadian law, Metro Storage and its employees, directors, or agents are not liable for any direct, indirect, incidental, or consequential damages arising from the use of our services, facilities, or website.

11. Governing Law

These Terms and Conditions are governed by the laws of the Province of Saskatchewan and the federal laws of Canada applicable therein. Any disputes will be resolved in the courts located in Regina, Saskatchewan.
